Q: ?The parties understand and agree that this is an exclusive right to sell, option, exchange, or lease listing, and Broker shall be entitled to the commission hereinafter established which shall be payable upon the occurrence of any of the following events:
1) at the time the Property is sold, optioned, exchanged or leased by any person, including the Seller, to any person during the term of this contract or any renewal or extension thereof,
4) the Property is sold, optioned, leased, or exchanged by Seller or any other person within x days after termination of this Listing Contract to any person procured inn whole or in part by the efforts of Broker, any cooperating broker, or Seller, provided, however, this extension clause shall not apply if this Exclusive Listing contract terminates and the Property is listed exclusively with another licensed broker.?
Please explain what this means if someone who was shown the home BEFORE the contract was signed (not procured by any Agent) wants to buy the home AFTER the listing contract has expired.

A: If you no longer have a listing contract on the home with a broker and the person you are referring to did not preview the home while it was under contract, you have the right to sell the home to that person. Take a closer look at the listing paperwork as well. Many times there is a clause stating that an agent has a certain time frame to give you whats referred to as a ?protected list? of people who would be included in the protective clause, causing you to pay the former listing broker a commission within the X time frame if you sold the home to that person..
